My name is Ruben Jesus Martinez. I have many characteristics but above all I enjoy making personal connections and fostering long lasting relationships with people. For as long as I can remember, I've always wanted to be an attorney. RJM lawyer here with another power episode of estate planning. Now, if you've seen any of my other videos or reels, read my blogs or just know me as a human being, then you know I'm a huge advocate of a living trust. But sometimes, and I get it, a living trust doesn't quite fit your circumstances, your immediate needs or cost. But, and this is a big one, you own a house.
Owning a house raises special concerns when it comes to probate and estate planning, and not having a contingency plan in place can be no bueno. So what do you do, right? How do you fix it? Simple. A transfer on death deed, also referred to as a TOD, ensures, if done properly, that your house will never have to go through probate. Sounds amazing, right? Also a TOD means you are not locked in.
